jcc Associates also undertake budget assessments of accrued dilapidations typically in connection with prudent financial planning, lease renewal negotiations and remarketing strategies.

Illustrations of our Dilapidations service;

§  Preparation of a Terminal Schedule of Dilapidations – agreeing the scope of works with the outgoing office tenant and over seeing their works through to completion.

§   Preparation of a Final Schedule of Dilapidations – prepared in connection with an office suite within a multi tenanted building; the lease being subject to various licences with reinstatement provision.

§   Assessment of Accrued dilapidations liabilities – undertaken on behalf of the outgoing tenant of a small office building and overseeing the necessary repair & reinstatement works in order to mitigate the Landlord’s claim.

§  Defence of a Final Schedule of Dilapidations - expert advice on behalf of the defendant in a case which was highlighted in Property Week (05.09.08), in which a £500,000 dilapidations claim was settled for only £1,073.

§      Assessment of Accrued End of Term Dilapidations Liabilities – prepared in connection with lease renewal negotiations of a large industrial estate.

§  Assessment of Accrued Dilapidations – prepared in connection with lease assignment negotiations of a light industrial unit with office annex.
